Outlook for Monte Pego - an increasingly secure investment where prices have begun to recover: Property prices have certainly fallen sharply in lower quality locations known for mass produced off-plan property sales. In Monte Pego, prices fell less as most people buy for year round living.
Prices, as predicted last May, are off the bottom and look set to resume their upward trend. Leading the way are sales to eurozone buyers, the effect of which is encouraging owners to hold out for better offers.
Our advice to Sterling buyers: We believe that Sterling prices are unlikely to get any lower as euro prices are likely to track up any Sterling improvements as owners seek to recoup any price falls or restore margins.

Is buying a bespoke new build in a mature development such as is Monte Pego the same as buying Off-Plan? Typically, Off-Plan is where you buy an apartment or town house in a project containing many properties yet to commence construction where often the developer commences sales, perhaps in order to finance the construction, with planned completion some years down the line. Buying an individually designed (bespoke) villa is different. Firstly, that villa will be adjacent to many other bespoke villas all of which we have built and transferred to the new owners who, in the case of Monte Pego, mostly reside there year-round. Secondly, once you select a plot then pay for it in full, we transfer the title deed over to you before commencing construction. You then pay us in stages as the build progresses. With the plot title deed now in your name it is us carrying the risk you may not pay us. It is just like you buying a vacant building plot next to where you currently live and commissioning a house build. This is not buying off-plan. This is buying bespoke.

The fishing quarters of Baix La Mar and Les Roques retain their intimate Spanish charm and the 17th century church of Santa Maria is outstanding. With 20 kilometers of seafront, Dénia has enough sand and space to keep everyone happy. There are different beaches to suit everyone - endless stretches of flat sandy beach, rocky coves and tiny bays hidden among the cliffs. The town has a beautiful main street lined with trees whose branches dip towards one another, forming an arch that covers the street. It is closed off to vehicles in the evenings so that visitors can enjoy a leisurely, peaceful stroll.
